Merilampi advised Teräshallit Oy in connection with the development and construction of a new logistics facility in Pirkkala, in the Tampere region. The project represents an investment of approximately EUR 11.8 million and is being developed for Catena AB (publ). Merilampi’s advice covers the contractual arrangements relating to the development, construction and completion of the project.

The property is being developed adjacent to the E12 motorway, close to Tampere Airport. The approximately 5,800 square metre facility will comprise warehouse and distribution areas, light-assembly space and offices on a total site area of approximately 14,400 square metres. The facility is designed to provide modern, energy-efficient premises with strong sustainability credentials and will be constructed by Teräselementti Oy, a subsidiary of Teräshallit Oy, on a turnkey basis.

The property is fully let under a multi-year lease to a Finnish industrial automation company. Construction is scheduled to begin in autumn 2026, with handover planned for autumn 2027.
