During 2019, Merilampi advised clients on approximately 40 major real estate transactions. The deals involved office, logistics and commercial real estate transactions, and the clients were real estate developers, investors as well as users. Many transactions also involved advising on debt financing.
The most significant transactions were:
- Merilampi represented Elo and Varma in the JV combining Jumbo and Flamingo
- Elo becomes the biggest owner of Jumbo shopping centre
- Merilampi represented Union Investment Real Estate in its acquisition of retail and office building
- Merilampi represented Skanska in its sale of future ECHA head office property
The number of real estate transactions at Merilampi reflects a long-lasting and great state in the domestic real estate market. Transaction volume has remained strong, although statistics compiled by property asset manager Catella show that last year’s volume dropped from the previous year to about EUR 6.3 billion. However, it is noteworthy that, according to Catella, the interest of international investors in the Finnish real estate market has remained strong. In 2019, international investors made approximately EUR 3.1 billion worth of real estate investments in Finland, which corresponds to about 49 per cent (%) of all real estate transactions of the year.
